Policies & Procedures

Guests agree to follow and abide by the following rules/procedures. A more detailed rental agreement will be provided and signed upon booking.

Shoes: NO SHOES IN THE HOUSE AT ANY TIME other than the mud room. The pine floors dent easily, and guests are liable for any damage.

Thermostats: We are in the Mountains! The common area of the house is all on one main thermostat. Each bedroom and bathroom have independent thermostats. In winter months, it is very important that ALL bathroom thermostats ALWAYS be kept ABOVE 55 degrees (during cold temperatures) and the doors remain closed at all times. All bedroom thermostats should be turned OFF upon checkout, but all bathrooms must remain at 55 degrees with doors closed. THANK YOU for being mindful of this important policy as significant damage can occur with frozen pipes if this policy is not followed. Please note that air conditioning is limited to the master bedroom.

Smoking: The property is Non-Smoking. Smoking is not permitted inside the house or on any decks or outside furniture.

Guests: People other than those in the Guest party may not stay overnight in the property. Maximum of 25 persons staying at one time. This total include adults and children. No more than 25 people allowed due to fire and safety concerns. At least 50% of the booking party must be 24 years of age and older.

Quiet Hours: Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.

Liability: Orenda Retreat Home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. The use of this property is done at one’s own risk.

Underage Drinking: Not Permitted.

Care: Keep the property and all furnishings in good order. Damage to property is subject to loss of security deposit as well as additional fees should damages exceed the security deposit amount.

Appliances: Only use appliances for their intended uses. There is no running water in the 2nd kitchen - please note that sink is not usable.

Pets: Pets are NOT allowed on the property during rentals due to the homeowner’s severe allergies. Please include any questions/requests regarding ADA-certified service animals prior to booking.

Parking: Parking is limited to 10 vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Upon check out, the property should be left in a clean and orderly condition. It is expected that all dishes be cleaned and put away, floors swept (NO Mopping Wood Floors... ONLY Bona mop).

Garbage: The marked can in the kitchen is used for recycling. The recycling should be completely separate from the regular garbage in its own white or clear garbage bag. This would consist of bottles, cans, paper, but not pizza boxes (that would be regular garbage). Do not use the compactor bags for recycling. *See list of recyclables in kitchen drawer. Please note the town is very strict with rules and there will be a fine if not followed.
  The garbage is to be put in the pull-out compactor to the right of the sink. DO NOT put any loose garbage in the garbage receptacles without using bags. Only clear or white bags can be used. If black bags are used the garbage will not be taken by garbage collection and we will have to pass on fees to rebag.
  If the trash compactor is being used, please use the compactor bags provided by us. Those bags are a lot thicker and should only be used for the compactor. Any cardboard boxes that are to be thrown away must be broken down flat and left inside of one box if possible, or just lay them flat next to the recycling bags.
  Please put all garbage and recyclables in the garage and remember to close the garage so bears do not get in. There is outside access to the garage and the access code is 7797. We ask that you do not touch anything else in the garage and only use it to store garbage/recyclables. Please note that we have 3 regular garbage cans and 2 recycling cans. Garbage is to be placed in the proper receptacles. Regular garbage must be placed in white or clear bags only and recycling must be placed in clear bags. Garbage bags must be in the proper receptacle and in the proper bags or there will be a fee assessed accordingly. Any extra garbage should be self disposed.
  If these rules cannot be met, this will require the cleaning crew to make sure the garbage is in order to ensure the garbage collector takes everything away, which will incur a $100 charge to be taken out of your security deposit.

Pool: The pool is generally open between Memorial Day and Labor Day. It is on a heated timer. Do not under any circumstances fiddle with the pool heater. ENSURE that the pool is covered every evening and upon leaving. This will keep the heat in the pool.

Stove: Please ensure you use the fan located behind the stove. Hit the button on the top right corner of stove to lift and retract the fan.

Fireplace & Wood Stove: Make sure to Open flu before starting a fire. Pull opens the flu and push closes the flu. Do not throw any paper or other combustible materials in the fireplace or wood-burning stove.

Water and Septic: The property is on a well and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time.

Sauna: The sauna is located in the first-floor bathroom near the front door. Turn the dials to your desired time and temperature. Drizzle little amounts of water over the center stones using the ladle and bucket provided for steam.

Candles: Please do not burn any candles in the home. There are candles in the kitchen hall cupboard for electrical failure EMERGENCY ONLY.

TV/SATELLITE/ DVD/VHS/Music: Ability to plug in Android / iPhone for music with surround sound; DVD player for movies (DVDs in bottom drawer of media center); Chromecast to cast Google from phone or computer. Detailed instructions located in the chest on coffee table.
